Get the answers to all your questions, including how to pay rent, how to submit a maintenance request, and what items you should bring with you to your new off-campus student housing in Miami.
How close is Terrazul student housing to the main FIU campus in Miami?
Terrazul is ideally located for Florida International University students! We are directly across the street from the edge of the FIU campus right here in Miami.
Is Terrazul located near the FIU library or other good study spots?
Yes, finding a quiet place to study is easy. Terrazul is just a short walk away from Florida International’s main library (Green Library) and other study-friendly cafes in the Sweetwater university area.
Are the apartments at Terrazul furnished?
Yes, all apartments here at Terrazul come fully furnished, including full size mattress and frame, stackable dresser drawers, desk, office chair, dining table, chairs, sofa, ottoman, side table, side chair, entertainment center, common room TV, microwave, dishwasher, refrigerator, making your move easy.
What happens if I need maintenance in my apartment at Terrazul?
We have you covered! Terrazul offers prompt maintenance services. Residents can easily submit requests online\resident portal app\through our office for timely repairs. Maintenance request will receive prompt attention within 24-48 hours, resident will be updated if additional vendor assistance is needed or parts that may extend the timeframe of the completion is necessary. Please note: move in days for the Fall and Spring will always increase the time frame for repairs. We expect response within an extended timeframe of 3-5 business days. Emergency maintenance requests need to be placed via the portal but also via phone after hours, this will ensure a timely response.
What is the guest policy at Terrazul?
Residents at Terrazul are welcome to have guests. Guest are unable to stay for longer than 3 consecutive days to ensure a comfortable and secure environment for all residents. There is no parking available onsite for guests.
Can I choose my specific bedroom within a multi-room floor plan at Terrazul?
Yes, you can request your preferred bedroom or floor within the unit. Fees will apply to certain floors, units, and bedrooms. Please notate this is a preference and not a confirmation. We may not be able to accommodate the request but, will communicate that with the resident as placements are finalized in June.
Is there a convenient place to grab food or snacks inside Terrazul?
Yes, Terrazul features an on-site 24/7 Marketplace/Convenience Store where residents can quickly grab beverages, snacks, and essentials without leaving the building. This amenity is perfect for late-night study sessions or busy mornings when you need fuel on the go.
Is there public transportation easily accessible from Terrazul?
Yes, Terrazul is located near a few major bus lines, and brightline train station making it easy to get around Miami and South Florida in general and to campus without a car. Uber and Lyft drivers are very familiar with the “Terrazul” building.
How can I pay my rent at Terrazul?
Terrazul provides multiple convenient options for rent payment to make your experience hassle-free. Residents can choose to submit payments through our secure online portal, via automatic bank transfer, through the resident portal or through money order, or cashiers check at the leasing office. We do not accept Cash.
Are there any grocery stores or shopping centers near Terrazul?
Living at Terrazul means having convenient access to a variety of shopping and grocery options. You’ll find popular retailers and essential services, including Publix, Aldi, Walmart and Sedano’s for all of your daily needs. The Miami International Airport is located 10 miles away, Miami International Mall, and Dadeland Mall, including IKEA are all less than 3 miles from the property.
What hurricane preparedness measures are in place at Terrazul?
Built with safety in mind, our building features such as Impact-Resistant Windows, reinforced concrete structure that is designed to withstand severe weather. We also provide residents with detailed Emergency Response Planss to ensure everyone is prepared during storm season.
What do I need to do to prepare for move-in day at Terrazul?
To ensure a smooth move-in, please make sure you have signed your lease, paid all upfront fees, and set up your fetch account. If you are going to provide your own renters insurance, please have it uploaded to foxen at least 1 week before your move-in date, our team will assist in anyway you need.
How does Terrazul help parents feel confident about their student living off-campus?
We understand parental concerns. Terrazul provides a secure environment with individual leases and clear communication channels through multiple waypoints. You can reach out via email, resident portal, or phone, for assistance.
What are the typical lease terms offered at Terrazul?
Terrazul generally offers Annual lease agreements that align with the university academic calendar, typically beginning in August and ending in July. This structure ensures students have secure housing throughout the fall, spring, and summer semesters without the hassle of moving mid-year.
How do I get packages at Terrazul?
Terrazul uses the Fetch Package Management system. Once you become a resident, you are required to create a Fetch account. Fetch will provide you with a unique delivery address that must be used for all packages.
Any package larger than a flat envelope that is delivered by USPS must be sent to the Fetch warehouse. All standard mail and flat envelopes will continue to be delivered directly to the property mailroom as usual.
Food delivery and grocery delivery services, such as Uber Eats, DoorDash, Instacart, or similar services, will deliver directly to the lobby. Residents are responsible for meeting their delivery drivers in the lobby.
I graduated, and now I need someone to take over my lease at Terrazul. What are the steps?
Congratulations on your graduation. To begin the lease relet process, you must notify the leasing office in writing by emailing leasing@terrazulmiami.com or by submitting a request using the QR codes posted throughout the property.
Relet requests must be received no later than the 15th of the month in order to be completed for the following month. Requests received after the 15th will be processed for the next available month. Until the relet is fully completed, the current resident remains financially responsible for the unit.
After submitting your request, please follow up with a leasing representative at the front desk so we can assist with any questions and guide you through the process. A relet is not considered complete until all keys have been returned and the new resident has accepted possession of the unit.
Is there parking available at Terrazul?
Parking at Terrazul is extremely limited and typically sells out within the first few months of leasing each year. Residents who wish to secure a parking space are strongly encouraged to sign early.
Historically, parking sells out by February. Parking availability is not guaranteed and is offered on a first come, first served basis.
I’m a gamer, is the internet any good?
Yes. Terrazul offers high speed internet with capability of up to 1 gigabit per second download and upload speeds. Actual speeds will vary depending on usage and time of day.
Your Community Manager is also a gamer and can confidently share that average speeds are typically around 400 megabits per second, which is more than sufficient for online gaming, streaming, and remote work.
What are those parking spaces at the bottom floor?
The ground floor parking spaces are reserved for retail customers, Terrazul staff, and approved vendors actively working on the property.
These spaces are designated as a towing zone. Any unauthorized vehicles parked in these areas are subject to towing at the owner’s expense.
What is the neighborhood like around the community?
Terrazul is where student life meets Miami energy — just minutes from campus, downtown, and Little Havana. With so much nearby, your list of favorite hangouts will grow fast.
Are utilities like internet and electricity included in the rent at Terrazul?
Water, high-speed WIFI, and trash removal are included in your monthly rent. Check with our leasing team for the exact details for your floor plan.
Does Terrazul offer individual leases?
Yes, here at Terrazul we specialize in individual leases, meaning you’re only responsible for your portion of the rent, not your roommates’.
Is Terrazul pet-friendly?
Yes, Terrazul welcomes furry friends! We have specific pet policies regarding breed and size, so please contact our leasing office for details about making our community home for your pet.
Is renter’s insurance required to live at Terrazul?
For your protection, all residents are required to maintain an active renter’s insurance policy. You are free to choose your own provider, or for your convenience, you can opt into our community’s preferred plan through a partner company for a low monthly cost.
